Window Sash Repairs

Window sashes must be checked regularly for mold, mildew and other damage. By catching these problems early you will save money on future repairs.

The sash is the internal frame that is vertically moved up or down in windows that are open. This article will show you how to make several simple repairs to sash.

Weather Stripping

Wood window sashes give an elegant look to your home. If properly maintained, they can last for many years. They can, however, get damaged or deteriorated over time due to exposure or normal wear and tear. The first step for sash window repairs is addressing weather stripping, which is found on both the sash and frame. If it's damaged or worn out, it could cause drafts and other problems. Begin by identifying the window brand and the date of manufacture for the glass repairs (etched on the glass's corner or on the aluminum spacers between panes). Then, take the sash off and mark its width and height to find new weather stripping that matches.

Then, remove the sash from its holder, and place it on an even surface that allows you to reach all four sides. If your sash has a double-hung, you'll have to take off the weights and their ropes, which should have fallen into the pocket that was intended to be in the jamb liner. After you've removed the sash, use a utility knife to remove the weather stripping that was formerly in place at the corners, and then remove it by hand or using a putty knife.

When the sash is clean it is time to replace the parting stops. These are long pieces that separate the sashes. Pam prefers to replace them with standard 1/2-inch by 3/4-inch window trim from the lumberyard, but you can also use a piece of scrap wood.

After removing the parting stop and cutting it to length after which, apply a thin layer of glazing compound on the bottom of the sash. Smooth the compound with your putty knife, and then let it dry for at least a few days. When it's completely dried and dried, apply a second coat of acrylic latex paint. This coating will protect the putty and give your sash a fresh look.

Sash Hardware

The hardware that supports the window sashes can wear out with time and use. This could result in windows or doors that is difficult to open or close. The good news is that repairing and replacing this hardware is generally quite simple and inexpensive. If a sash is difficult to operate try spraying oil into the jamb channel and then slide it open to see if it solves the issue. If the issue persists, it is most likely to be due to the sash's balance. It is necessary remove the window sash to access the hardware.

Sashes for windows should be able to open and close without much effort. However, this can be a challenge if the weights have been worn out or the sash-to-rail meeting rail is not properly glazed. This issue could be caused by many factors that include a lack of maintenance and a mismatched weight rating.

If the hinge arms on windows begin to slide, this could cause the sash to drag and then hit the frame at the opposite corner (Photo 1). To fix this issue, first make sure the sash is firmly seated in the frame's opening and then remove it from the window. If the sash is secured to the hinge arm, you'll need to unscrew the hinge arm and replace it (Photo 2). Install the new sash (Photo 3).

Due to sagging hinges, and a general lack of energy efficiency, older windows, especially those in older homes, may be difficult to open and close. In many instances, a few easy repairs to upvc doors can transform these windows into smooth operators and save homeowners money on energy bills.

To make these sash repairs, it's important to have all the tools needed before you begin. Start by marking the location of the hinge channel on the frame using pencil (Photo 1). This will allow you to put the channel in the correct location after you've completed. Remove the sash and take out all the hardware including the parting beads cords, chains, and cords that keep the sash in place. Heat gun with nozzle shield and medium setting will soften any putty that has been hardened. Take off the old sash and place it in a bag with a label.

Sash Weights

Whether your window sash upvc repairs are to replace a broken cord or simply to keep your windows functioning by replacing worn out weights on sash can improve sash operation and reduce energy costs. Sash weights consist of heavy iron or lead cylinders that are encased inside a concealed cavity, and connected by a rope to the movable window sash. These weights act as counterbalances, which allows you to open and shut the window without the need for mechanical or electrical devices. The sash weights are usually ignored or discarded by homeowners and then turned into scrap when they fail. Consequently, you may need to search for replacements.

A sash weight that has fallen out of the cavity is difficult to recover, so you will want to find a new one that fits correctly. You will also require a new piece string, a length sashcord and a few sashpulleys for tying the weights you are replacing to the cord.

Mortise and Tenon joints can be used to join windows made of older wood. Pin punch and hammer can be used to remove the wood pegs that hold the parts together. The majority of them have an enormous diameter on one side and a smaller one on the other side, so it is crucial to take out the small-diameter sides first. Sashes that were made later in the century used glue instead of pegs. They can be separated by cutting through the glue line using the help of a knife, and then tapping the mortised area loose using mallets.

Once the sash has been removed, you can take off the stops on the sash and get access to the pockets for weights. Usually it is done by drilling an opening in the bottom of each jamb. The hole is surrounded by the wooden panel which can be removed to reveal the interior workings.

After the sash has been stopped and the access panel is removed, you are able to remove the weight you used and replace it. Weigh the sash first because the weights you've got may not be the correct size. Once the new weight is installed you can tie a string around it and then thread it through the sash pulley. Then, you can nail the string to the boxed frame, leaving a few inches of string protruding from the head for future adjustments.

Sash Cords

In most old double-hung window, a cord or chain is affixed to the weights. This keeps the sashes within the jamb in a balanced manner. Over time, these cords could break, making it difficult to raise the window. A new sash cord will give you the ability to move the sash up and down and keep it in place when opened.

The first step in replacing sash cords is to find and remove the access panels within the jambs. They are usually installed by screws or nails and will need to be removed or moved. You could use a hammer or chisel to prise them off, but it's always better to lay down dust sheets before starting any work.

Once the access panel is removed, you can start working on the sash. Prise the narrow parting beads (also known as "tie rails") out of their grooves with flat bar or chisel. They are usually wedged in or nailed, but they can be prised free which is why it's worth your time. If the sash is still in place, pull the mortise and tenon joints free using a hammer or screwdriver and then take out each wood peg. The sash should be able move freely now, but it might require some lubrication to feel less stiff.

Take a measurement of the length of sash cord/chain needed to reach the sash slot at the bottom of the pulley at the top of the jamb. Cut the chain or cord and fix it as described in Step 6 above. You can use nail, hammer or screws. However nails are less likely than screws to cause damage.

Unless you've bought a kit that replaces the counterbalance system that was in place before, it's recommended to keep the original balancing weights in place. They are not expensive and are easy to install if purchased them from architectural salvage stores. Based on the size of your window, one or two sash weights may be needed to keep it in an open position.
